“The data shows, in this market, buyers want to negotiate and feel they pushed us off the price,” Mr Bibby said, as reported by The Globe and Mail. “We baked in a negotiation buffer and achieved our goal. This ended up being a record sale in the complex in a period that’s supposed to be slow.”

The transaction stood out because of the scarcity of outdoor space in the building. According to The Globe and Mail, most units in the 37-year-old property, which is less than a kilometre from Sunnyside Beach on Lake Ontario, do not have private outdoor space.

Only six apartments in the building have terraces, and the unit at No. 1033 was one of them. Mr Bibby told The Globe and Mail that the previous terrace unit to come to market publicly had done so 23 years earlier.

“In this building, there are only six units with terraces, and the last time a terrace unit had come out publicly was 23 years ago,” Mr Bibby said, according to The Globe and Mail. “These are the only units with exterior space in the building. You’re either getting a terrace or nothing.”

The property drew 16 visitors over four weeks during the summer. The Globe and Mail reported that the first offer came in significantly below the asking price, which Mr Bibby said was unsurprising given the current condo market in Toronto.
