Key Points

  • One of the investors behind the planned acquisition and redevelopment of Bangor Mall has pulled out of the project.
  • Michael Cole, president of Bangor Marketplace and Residences LLC, called it a “gut punch,” but not the death of the effort.
  • According to Cole, the investor pulled out for personal reasons and did not name the individual or give additional information about the situation.
  • Bangor Marketplace and Residences LLC is looking for another investor and requires $4 to $6 million to finance the deal.
  • The redevelopment, called Bangor Marketplace & Residences, will feature more than 200 condominiums, assisted-living units, health care offices and outlet-style retail space.
  • The group entered into an agreement in April to buy the mall from Namdar Realty Group.
  • The mall reportedly was about 30% full prior to the planned redevelopment.
  • The deal has already been delayed once from its original planned June completion to September.
  • The city of Bangor had rezoned the commercial property at the mall to allow housing.
  • Namdar Realty has been involved in a legal battle with the city over code violations.

Bangor (Wales Times) October 21, 2026 — Mall redevelopment investor backs out after the lead financial backer in a local group’s effort to buy and transform the property withdrew, leaving the proposed purchase requiring fresh investment before it can move forward. As reported by Christopher Burns of the uk/local/bangor/">Bangor Daily News, Michael Cole, whose Bangor Marketplace and Residences LLC is leading the bid, told CBS affiliate WABI that the investor’s exit was a “gut punch” to the plan.

Cole said the investor stepped away for personal reasons. He declined to identify the individual or explain the circumstances, according to WMTW, which cited WABI as its media partner.

Despite the withdrawal, Cole maintained that the project remains active. As reported by NY State of Politics/NECN, Cole said,

“We’re literally just filling that position,” adding that “one of the investors had to step back.”

He also questioned the level of attention the development had received, saying he could not understand why media outlets had made “such a big deal” of it.

How Much Money Does the Bangor Mall Deal Need?

The investor group needs between $4 million and $6 million to close the purchase, Cole told WABI through WMTW. He said the group is now seeking another investor to replace the person who withdrew and help move the transaction forward.

Cole argued that the mall remains a strong investment opportunity. “If I didn’t do this, and it failed, just because we needed one person that was sitting out there that didn’t hear this, that would be horrible,” he said, according to WMTW.

He added: “That is the elite piece of real estate in Bangor. It’s kind of a no-brainer. When you look at this top to bottom, when you see what we have and you see the numbers that we have, we have to do this.”

What Is Planned for Bangor Mall?

The proposed scheme, called Bangor Marketplace & Residences, would involve tens of millions of dollars of investment in the ageing retail property. The plan includes more than 200 condominiums, assisted-living accommodation, medical offices and outlet-style retail space.

Cole first publicised the plan earlier in 2026 after Bangor Marketplace and Residences LLC entered an agreement to buy the mall from Namdar Realty Group. As reported by Maine Public, the prospective buyers said they wanted to build market-rate condominiums at the site.

The redevelopment would convert part of the mall into a mixed-use destination rather than relying solely on traditional retail. WABI reported in April that the proposal also included an outlet-style layout and major changes across the property.

Why Is Bangor Mall Being Redeveloped?

The mall has experienced a prolonged decline, losing major retailers including Macy’s and Sears. The Bangor Daily News reported that the property had an estimated occupancy rate of about 30% before the redevelopment proposal, while its current owner, Namdar Realty, has been involved in a legal dispute with the city over code violations.

The city rezoned the mall’s commercial area several years ago to permit housing, a change that supports the type of mixed-use redevelopment proposed by Cole’s group.

Cole said the group’s overall plans have not changed during the process, although development priorities have shifted.

Has the Bangor Mall Sale Been Delayed Before?

Yes. Cole had initially hoped to complete the sale in June, but the transaction was delayed by several months. The Bangor Daily News reported in July that the sale had completed its inspection phase and was expected to close in September.

At that stage, Cole said his group was working with a bank to finance the purchase and speaking with businesses that could occupy empty units. He also previously told the Bangor Daily News that, after a sale closed, planning would likely take at least a year before construction began.

MaineBiz reported in August that, following an extended due-diligence period, the transaction was expected to close in September.

Who Owns Bangor Mall?

Namdar Realty Group owns the Bangor Mall. The company acquired the property in 2019, according to News Center Maine.

The proposed buyer, Bangor Marketplace and Residences LLC, is led by Michael Cole. The group entered a purchase agreement with Namdar in April, according to the Bangor Daily News.

City Manager Carollynn Lear told the Bangor Daily News in April that about six parties had expressed interest in buying the mall and had met with city officials. Cole was among them, and city officials re-established contact with him in mid-March after Namdar indicated that he remained interested.

What Happens Next for the Bangor Mall Project?

The immediate next step is for Bangor Marketplace and Residences LLC to secure replacement investment. Cole said the group is looking for someone to step in and help complete the purchase, with the required funding gap estimated at $4 million to $6 million.

The sale and redevelopment timetable now remain uncertain. The Bangor Daily News reported that it was unclear how the investor’s departure would affect the sale or the wider prospects for revitalising the retail hub.

Cole’s public position is that the project should continue. He told WMTW/WABI that failing to proceed because one potential investor had not been found would be “horrible,” and he reiterated his view that the site should be redeveloped.

Background of the Bangor Mall Redevelopment

The Bangor Mall was once a major retail destination for the region, but it has lost prominent tenants including Macy’s and Sears over time. The Bangor Daily News reported that the property’s decline, low occupancy and code-related legal dispute with the city formed the backdrop to the proposed sale.

In April 2026, Bangor Marketplace and Residences LLC signed an agreement to acquire the mall from Namdar Realty Group. The group’s initial plan included housing, assisted living, medical offices and retail, with Cole saying that revenue from condominiums could help fund assisted-living space and broader improvements.

The city’s earlier decision to rezone the mall area for housing created a planning framework for a residential-led redevelopment. Cole’s group subsequently entered due diligence, while the expected closing date moved from June to September amid financing, inspection and planning work.

Prediction: How Could This Affect Bangor Residents and Businesses?

For Bangor residents, the investor’s withdrawal could delay the prospect of new housing, assisted-living places and medical services at the mall site. If a replacement investor is not found promptly, the sale may take longer to complete, pushing back planning and construction timelines that Cole had already described as lengthy.

For local businesses and workers, the development could affect future retail activity at the property. The proposal includes outlet-style retail and medical offices, but those elements depend on the purchase being completed and the redevelopment proceeding as planned.

For the wider Bangor economy, the project represents a potential reuse of a large, under-occupied commercial site. The immediate effect is uncertainty: the group says it is actively seeking new funding, while the sale’s completion and the scale or timing of construction cannot yet be confirmed.
